We start where the house starts — the dirt.

Before a single board gets cut, we walk your lot with you. Drainage, setbacks, where the sun comes up, where you'll park the truck in February — all of it shapes how the house sits on the ground. We handle site clearing, grading, and excavation in-house, then pour footings and foundation walls that are square, level, and built to carry the home for generations. Get the base wrong and you fight it for the life of the house; we'd rather take the extra day up front and never think about it again.

Framing and dry-in that hold a line.

Once the foundation cures, our framing crew sets the floor system, walls, and roof. Walls go up plumb, corners come out true, and headers and fasteners land where the code book says they go — not where it's fast. We get the house dried in quickly with sheathing, house wrap, windows, and roofing so the structure is protected from the weather before the trades ever walk in. A tight dry-in is the difference between a clean, dry build and one that fights mold and warped lumber from day one.

Finishes you'll actually live with.

Mechanicals, insulation, drywall, trim, cabinetry, flooring, paint — the finish stage is where a house becomes a home, and it's where rushed builders cut corners you don't see until you've lived there a winter. We coordinate every trade ourselves, hold them to a standard, and walk the home with you before anyone calls it done. The goal is simple: the day you get the keys, the punch list is already finished.

Questions
we hear a lot.

Do I need to already own the lot?
No. Plenty of our clients come to us with land already in the family, but we can also help you find and evaluate a buildable lot around New London, Hannibal, and the surrounding river communities before you commit.
How long does a new home take to build?
Most ground-up homes run somewhere between eight and twelve months from breaking ground, depending on size, finishes, weather, and how quickly selections get made. We give you a realistic schedule up front and keep you posted as we go.
Can I make changes once we've started?
Within reason, yes — but the cleanest, cheapest changes happen on paper before we build. We'll always tell you honestly what a change costs in both dollars and time before we move on it.
